What does Oakland Eviction Law Deal With?

Eviction Notice with Cause

- Pay Rent or Quit: This type of notice is sent by the landlord to a tenant when the tenant does not pay rent. Usually a small time frame is given for the tenant to pay the rent.
- Cure or Quit: This type of notice is sent to the tenant by the landlord after the tenant violates any term that is mentioned on the lease/rental agreement. When the tenant fails to keep the property in good condition or brings in a pet which is against the agreement, or any other violation. The tenant will get several days to either cure the issue or to leave the property.
- Unconditional Quit: It is a difficult notice for the tenant. It is a legal notice sent by the landlord to the tenant to immediately quit from the property. It is only done when the tenant refuses to pay the rent or creates serious damage to the property. The tenant is required to leave the property immediately upon receiving notice.
Eviction Notice Without Cause
In this type of notice, the landlord can send an eviction notice without having a valid cause against the tenant. Eviction without cause means that the order to leave the property is not the fault of the tenant, but for some other reason, such as the death of the owner of the property.
